This is a tenderly cared for house and special property in an older, established,
desirable area of town. There are large maples and firs in two natural areas, one in the backyard and one in the front. It is private and lush.
The yard is deer proof, completely fenced with a large front gate. A paved driveway leads to the house front and carport with plenty of turn around room. A solid framed greenhouse in the back yard needs a new cover or could be made into a workshop. There is a shed for storing garden equipment and tools.
A large deck above the carport has been used for a hot tub. There is a back deck and a walkway to this upper deck. In the front a concrete patio catches the afternoon and evening sun.
The roof is a 20/25 year roof with at least 5 years or more remaining.
The house is solid wood construction, built in 1965 with the main floor renovated in 2000. There are 6 skylights, new flooring. The entry to the basement is open. Rooms include kitchen, bath, master bedroom, large music/office room, living room, dining room. The basement has also a back lower entrance and is partially completed with one bedroom, a laundry/storage area, a mud room, a large studio ( which could be converted to two bedrooms and a bath or a suite) and a foyer.
There is a wood burning brick fireplace upstairs and a wood stove in the studio. Heat is oil/forced air and electric eplus. The electric heater is attached to the main furnace. There are no baseboard heaters.
There is a security system, a satellite dish.
Campbell River sits midway up the east side of Vancouver Island across Discovery Passage, a 10 minute ferry ride from Quadra Island. This house and
property are located on a quiet street in a
suburb that was established in the sixties so it has a settled feeling with lots of mature trees and a variety of homes, older and new. It is within five minutes from downtown, the
ocean, Discovery Harbour Mall, the ferry, schools, shopping, and many hiking trails. Please check out the following website for information on Campbell River:
